The legislation
From 6 April 2008 the EU Energy Performance of Buildings Directive (EPBD) will require property owners to provide an Energy Performance Certificate (EPC) when they construct, sell or lease a commercial building with a floor area over 10,000m2. From 1 July this requirement will be extended to include buildings over 2,500m2 and finally extended to all buildings from 1 October 2008.

The service
TPS have teamed up with Enviros to announce that individual members of the group have qualified as energy assessors. Amongst the first in the UK to qualify, they are now authorised to produce Energy Performance Certificates (EPCs) for non-domestic buildings.
Each LCC engineer is registered on a national database as Accredited Energy Assessors and thus able to issue the Certificates. TPS also have in house, all of the requisite accredited software to carry out and issue the certificates.
The EPC scheme is a very positive step in enabling building owners, occupiers and managers to understand how their building works in terms of energy efficiency and ideally property managers should look to certify their buildings at the first opportunity. TPS can demonstrate how carbon emissions can be reduced. This in turn will make properties more attractive to buyers and tenants.
The report
As part of the EPC or DEC TPS will produce a report that provides recommendations on how the energy rating of the building can be improved. If the client implements these regulations and the report findings, it may lead onto further work.
