Operation and Maintenance Manuals
Schal can produce Operation and Maintenance Manuals for any size of construction project.
They include the collection of information from designers and subcontractors, collation into the files in a pre-approved format and the production of an electronic version in PDF format.
An example of how the manuals may be set out is as follows:
- Volume 1 - Superstructure and Externals
- Volume 2 - Internal Works and Finishes
- Volume 3 - Mechanical Installation
- Volume 4 - Electrical Installation
- Volume 5 - Records Drawings
The manuals are handed over in white 4 ring binders with referenced spines and table of contents for each individual file.
The electronic versions of the manuals are set out exactly as the hard copies and include bookmarks and hyperlinks to make navigation easier and quicker. This will be produced in Adobe pdf format.
Building Log Book
Schal are using the CIBSE TM31 template and software to produce Building Log Books for clients.
Building Log Books are a legal requirement (Building Regulations Part L2) for new and refurbished buildings and for existing buildings where significant changes have been made.
They improve access to information for Facilities Managers (FMs) and others with a responsibility for managing buildings, and enable them to improve the operation of their buildings. Specifically, they provide a place to record ongoing building energy performance to help improve energy efficiency.
Using log books improves the understanding, management and operation of buildings resulting in lower running costs and reduced carbon dioxide (CO2) emissions to the atmosphere. This can also contribute to improved occupant comfort, satisfaction and productivity.
